We screened every industrial and flex building for sale across the South Bay and East Bay and ranked what is left on whether it can actually do the job: take an office headcount, power a bench line, move a crated arm out the door, and be delivered to you empty.
Every building was scored on facility capability first. Nothing here is scored on proximity to an existing building, because you do not have a Bay Area footprint to sit near yet. Location is scored as market tier instead, which is a stated part of your brief.
Scores are then expressed as a match band on each card rather than a number, because the gap between a 79 and a 77 is smaller than the uncertainty in the underlying data. Every grade carries the field it came from, under Full details on each card. You can drag the cards into your own order at any time.
Two clusters. The Silicon Valley core runs from Santa Clara through Sunnyvale into San Jose. The I-880 corridor runs from Fremont up through Hayward to San Leandro, where the same money buys noticeably more building.
This list is built on a working brief. Six answers would let us cut it to a short list you could tour in a single day, and would change the ranking materially.
